How do I choose a General or Subcontractor:
Choosing a general or subcontractor may be the most important decision you make during the building process. Make sure you spend aas much time as necessary to find the right person for the job. You should feel comfortable with the contractor which can be established during an initiatial interview. Make sure the contractor listens to what you want and be open to suggestions for better ways to do thing, which could save you time and money.
Here are a few guidelines to consider:
Hire Licensed Contractors: All members of the Humboldt Builders' Exchange are required to be licensed according to state law, when required, and they agree to abide by a "Code of Ethics". Contact the Humboldt Builders' Exdchange to request a referral to a licensed industry professional.
Ask for references: Most contractors will gladly provide you with a list of prior clients. Take the time to call and check with those clients. Visit the job sites whenever possible.
Check Credentials: Make sure the builder carries workers' compensation insurance and construction bonds. You could get a lower bid from an unlicensed person who doesn't carry such policies, but State law could hold you responsible if a work-related injury occurs on your property.
Seek Bids: Get several bids for your project but don't automatically go with the lowest bid. Make sure you understand the quality of materials and services for different bids. Also make sure you understand any major difference in bids. The better informed you are, the easier it will be to make a final decision.
Contact the California Contractor's State License Board ("CSLB"): Members of the Humboldt Builders' Exchange are reviewed upon joining the Exchange and semiannually thereafter to assure that they are licensed and in good standing with the CSLB. However, yolu should ALWAYS call the CSLB for current information. You should make sure there are no problems on file or any unresolved consumer complaints against a contractor or subcontractor, also check their licensing and bonding status. How can I find out if a contractor has the proper license classification needed for my project?
Ask to see the contractors "Pocket License": A "Pocket License" looks something like a driver's license or credit card. It is issued by the CSLB and licensed contractor's are required to carry it on their person.
Ask to see the license wall certificate. When you are in a contractor's office, ask to see their license wall certificate which is also issued to licensed contractors by the CSLB when a contractor sucessfully passes required tests.
Call the CSLB office. Inquire directly from the CSLB to verify the contractors license. You can use the toll free automated number 800-321-2752 or go online to the CSLB Website at www.cslb.ca.gov.
Verify license classifications. For information on what type of work can be performed under each license classification, you can contact the CSLB or the Humboldt Builders' Exchange - we have a free publication available issued by CSLB for anyone who wants one or you may obtain license classification details online on the CSLB Website at www.cslb.ca.gov.
In short, use common sense, ask questions, check credentials, and ask to see a contractors license and most of all, make sure you are comfortable with the contractor you choose.
Review any contract prior to signing. Make sure you understand every part of the contract before you sign. Put it in writing - the clearer the contract, the fewer the discrepancies. That way you and the contractor have a clearer understanding of what is expected. Problems occur if you don't understand the building process and the contractor believes that you do.
